Are you Swiss, French or German and want to buy land in Kenya without traveling? Good news: it is not only possible, but the process is simpler and more secure than you might imagine. At Mount Kenya LiGo Investment, we accompany dozens of European investors every year in acquiring land in Kenya, with a 100% satisfaction rate.

1. Why invest in Kenya in 2026?

Kenya is East Africa's largest economy and continues to experience sustained growth, driven by an expanding middle class, modernized infrastructure (Nairobi-Nakuru highway, Nairobi airport expansion, new railway corridors) and a legal framework that protects foreign investors.

In 2026, several factors make buying land in Kenya particularly attractive:

  • Land appreciation: +10 to 20% per year depending on the area (Nakuru City, Nanyuki, Diani)
  • Still affordable prices: plots from USD 4,500 equivalent
  • Strong rental demand: rental yields of 8 to 14% on well-positioned residential properties
  • Retirement and remote work visas: Kenya has simplified residence permits for retirees and remote workers
  • Exceptional quality of life: pleasant climate year-round, diverse landscapes, active expat community

📈 Did you know?

The average price of land in Kenya increased by 78% between 2019 and 2025, according to the Kenya Land Registry. Areas around Nakuru City and Nanyuki recorded the strongest growth.

2. Purchase process from abroad

Contrary to some misconceptions, foreigners can absolutely acquire land in Kenya. Here are the steps from A to Z:

2.1. Legal capacity to purchase

The Kenyan Constitution (2010) allows foreigners to hold land in two ways:

  • Leasehold (99-year lease): the foreign owner holds the land for 99 years, renewable. This is the preferred option for investors living abroad.
  • Through a Kenyan company: by incorporating a registered company in Kenya, you can hold a freehold title (full ownership). Our team can handle this setup for you.

2.2. Key steps

  1. Free consultation: discuss with our team to define your budget, preferred area and project (residence, investment, retirement).
  2. Plot selection: we send you a shortlist of verified plots with photos, GPS coordinates, survey plan and soil report.
  3. Complete due diligence: verification at the Kenya Land Registry (title deed, encumbrances, disputes), topographical survey, urban planning validation.
  4. Bilingual contract: drafting and signing of the purchase agreement in French and English via secure electronic signature (DocuSign).
  5. Secure payment: international bank transfer to an escrow account or directly to the seller through our accredited intermediary.
  6. Title transfer: registration of the title deed in your name at the Kenya Land Registry — average processing time 3 to 6 weeks.

✅ Without leaving your home

The entire process can be completed remotely from your home in Switzerland, France or Germany. You do not need to travel to Kenya, although we recommend a visit once the title is in hand.

3. Costs and fees to expect

Here is an estimated cost breakdown for buying land in Kenya:

Item Estimated Amount Notes
Land price (1/8 acre) KES 650,000 – 2,500,000 USD 4,500 – 17,000 depending on area
Legal/notary fees 2-3% of price Included in our support package
Registration fees 4% of price Payable at the Land Registry
Survey fees KES 25,000 – 50,000 Licensed surveyor
LiGo service fees 5% of price Complete support package
Total estimated +11-13% of land price All inclusive

4. Taxation and money transfer

Transferring funds from Switzerland or Europe to Kenya for a real estate purchase is perfectly legal and regulated. Here is what you need to know:

  • SWIFT bank transfer: the most common method. Allow 1-3 business days for a transfer from Switzerland to Kenya.
  • Transfer limits: no regulatory limit from Switzerland. From France or Germany, transfers over EUR 10,000 must be declared to customs.
  • Foreign exchange fees: budget 1-3% for EUR/USD/CHF to KES conversion. We can recommend competitive brokers.
  • Swiss taxation: purchasing property abroad is not taxable in Switzerland. Only potential rental income must be declared.
  • Kenyan taxation: no capital gains tax for land held for more than 5 years. Annual property tax is approximately 0.1% of land value.

💰 LiGo Tip

Use a transfer service like Wise or OFX to reduce exchange fees. We have accredited partners to facilitate secure transactions from Switzerland.

5. Price per m²: Kenya vs Switzerland

The value-for-money is one of the main reasons Swiss and European investors are turning to Kenya:

Location Price / m² Comparison
Nanyuki (Laikipia) USD 15 – 25 / m² 1 m² in Geneva = 40 m² in Nanyuki
Nakuru City USD 20 – 35 / m² 1 m² in Zurich = 55 m² in Nakuru
Diani Beach USD 40 – 80 / m² Premium coastal, high rental returns
Naivasha USD 12 – 20 / m² Excellent value for money
Nairobi (outskirts) USD 50 – 120 / m² Capital city, strong demand
Geneva / Lausanne USD 800 – 1,500 / m²
